ABOUT THE JOB
The Real Estate Manager is responsible for identifying, executing, and managing new site locations and growth opportunities on a regional and national basis. The position is responsible for duties involved with identifying, negotiating, acquiring, and tracking new store site locations.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Assist in growing and managing a pipeline of LOI and lease negotiations simultaneously to achieve short-term and long-term growth objectives.
- Negotiate leases for new store development from RFP to lease execution.
- Deliver results on negotiations, ensuring terms align with Everside standards and business needs.
- Cross-functional collaboration with internal key stakeholders including VP of Implementation, SVP of Operations, Construction Manager, Actuary, and Legal.
- Evaluate market conditions and comps to ascertain market values.
- Prepare and negotiate LOI’s.
- Develop and maintain relationships with key landlords and brokers, while effectively communicating with and managing expectations of external business partners.
- Site analysis.
- Assist in creating or reviewing development cost estimates and proforma budgets.
- Comprehensive due diligence review of prospective sites.
- Receive and disseminate critical information to stakeholders impacted by information including, but not limited to, approval schedules, site constraints, city/code issues, consultants’ reports, and feedback.
- Assist with the site selection process and site design.
- Manage the due diligence contract process including critical dates.
- Tracks performance of real estate portfolio in partnership with Finance and Operations.
- Administer and negotiate lease renewals for existing clinics, to include but not limited to lease terminations, extensions, and rent reductions.
QUALIFICATIONS
Bachelor’s Degree in real estate plus a minimum of 3 years of real estate development experience or an equivalent combination of education and experience. Understanding of market planning and site selection software. Overall understanding of all disciplines and principals of real estate development, including leasing, design, legal, construction, and operations.

Must be able to travel up to 50%.
Pay Range: $90,000 - $110,000/yr
The actual offer may vary dependent upon geographic location and the candidate’s years of experience and/or skill level. This position is also eligible for an annual incentive.
